First time home buyer process and checklist

Determine how much you can afford - How much can you comfortably afford as a monthly payment? Don’t forget that you’ll need to budget for closing costs as well as the maintenance that goes along with home ownership
Get pre-approved - This will allow you to search for homes in your price range with confidence
Search for a home - Start online, drive around neighbourhoods, talk to your friends…
Find a real estate agent - Find a realtor you trust to help you navigate the process
Visit open houses and tour homes - Visiting in person can help you identity the features that are important to you
Submit an offer - Your agent can help you with this! This includes your offer price, establishing contingencies, etc.
Get a home inspection - A home inspection will identify any issues with the house that might not be obvious
Get an appraisal - Lenders require an appraisal prior to issuing a mortgage
Renegotiate - Depending on the inspection, you may be able to renegotiate the home’s purchase price
Close the sale - All parties will sign and the home will officially be yours!
